Regardless of whether you are buying a property or selling it, make sure that you see an attorney as soon as possible after entering into the contract for the purchase and sale of the property .  This is because real estate contracts usually have a short window of three (3) business days during which your attorney can request that revisions be made to the contract that you have just signed.  If you are the prospective buyer of the property, changes that you might want to make include:  (a) extending the time during which to inspect the property, and (b) asking the seller to make specific representations about the property, such as whether it has an underground storage tank or whether it is in a flood zone.  If you are selling the property, changes that you might want to make include:  (a) requiring the buyers to close on the sale by a certain date regardless of whether they sell their own property first; and (b) making sure that the buyer’s deposits are maintained by your attorney.
